Air Infiltration

Air leaks come from poor product design, manufacturing defects, or improper installation. They reduce thermal efficiency and drive up complaints from occupants.

Maintenance is Key

Ignoring window maintenance leads to costly repairs, downtime, and potential safety hazards. A consistent maintenance program combining inspections with scheduled replacements helps prevent major issues.

Water Leaks at the Top

Leaks at the top of a window often stem from issues with the window itself, the gutter, or a skylight above. We trace the source before we seal anything.

Water Leaks at the Bottom

Leaks at the bottom may result from poor caulking, degraded gaskets, or clogged weep holes. Often a straightforward fix if caught early.

The Problem

Why Leaks Happen — and Why They Matter

Window leaks fall into two categories — water infiltration and air infiltration — and both cost you money. Here's what causes them and what we do about it.

Repair or Replace

Choosing the Right Path Forward

Window repairs fall into three categories: routine maintenance, parts replacement, and structural repairs. New or well-maintained windows usually need simple fixes, while older, neglected windows may require structural work. If over 15–20% of your windows need extensive repairs, replacement may be more cost-effective.

Structural Repairs

For older or neglected buildings, we handle structural repairs — and if over 15–20% of the windows need extensive work, we'll be upfront that replacement is often the better call.

Parts Replacement

Choose from clear, frosted, tinted, or textured glass — each with a different look and feel for your space.

Routine Maintenance

Caulking, adjusting operators, and replacing damaged gaskets or glass. We identify the source of a leak before applying any sealant — otherwise you can make it worse.

Repair vs Replace

Which Path is Right for Your Building?

Most property managers we work with start with the same question — repair the leaks, or replace the windows? Here's how we help you decide.

When to Repair

If fewer than 15% of your windows show leak issues, and the underlying window units are still structurally sound, targeted repair is almost always the cost-effective path. We seal, replace parts, and monitor — and revisit annually as part of a maintenance program.

Best For

Newer buildings · Isolated issues · Recent installations

Applications

Caulking failures, worn weatherstripping, cracked gaskets, clogged weep holes, hardware replacement, targeted glass replacement.

When to Replace

When over 15–20% of the windows in a building have issues, or when the units themselves are past their service life, a phased replacement program is often more economical over 5–10 years than continued repair costs plus energy losses and tenant complaints.

Best For

Older buildings · Multi-unit issues · High energy costs

Applications

Full window unit replacement, storefront rebuild, curtain wall retrofit, phased replacement programs across a portfolio.

I had a number of windows replaced in my condo unit by City Window & Glass. The service team was quick to respond, knowledgeable, and offered useful tips for maintaining the windows. I found the level of detail and quality of product outstanding — I would highly recommend.
